Building On Your Lot: The Ultimate Guide to a Custom Home

February 19, 2025

When you close your eyes and imagine your dream home, what appears? Do you see a sprawling ranch home with lots of windows and clean white features? A modern farmhouse on your own acre and chickens clucking in the backyard? Or a top-of-the-line luxury home with sleek, smart appliances? Maybe your outlook is more simple and you just see a space big enough to gather your loved ones for the holidays, or stylish enough to throw the party of the year, every year.

Similarly, you probably also have an idea of where you want your home to be. Do you prefer a large backyard that the kids and dog will love? Maybe you’re looking for a lakefront view that’s perfect for a calm morning with your spouse. Or maybe you just want to be as far away from neighbors as possible. (We get it.)

There is no reason you can’t have it all when planning your home, including location. Classica Homes is here to help you build your dream home on your dream lot–which may be the one you already have.

Why Build on Your Own Lot?

When you look at homes that already exist, you are, for better or worse, tied to its existing elements. You can tear out a wall or change the flooring, but you cannot trade your neighbors or choose a different view from the back porch. Thus, you’ve got to make some choices—and usually some compromises.

Building a home on your own lot ensures that you create the home of your dreams. The Classica team will walk your lot to point out the attributes and let you know how much work is needed to make it build-ready.

At Classica, we’ve built over 800 homes in the Charlotte area and are excited to have yours be next.

How We Do It: Building on Your Own Lot

How long does it take to build a home? Each individual process varies, but most homes take about 7 to 8 months to build, depending on the home’s specific details, like size, location and complexity. Classica includes a $100,000 allowance to develop your lot and is happy to help you evaluate your lot before purchasing.

First, you’ll visit our Design Studio in Ayrsley to bring your vision to life. You’ll pore over thousands of options with your designer and create the look you want within your budget.

Classica uses two renowned design architects to design each home: Dave Kosco of Bassenian Lagoni Architects dreams up the interior while Todd Hallett of TK Designs creates the exterior.

When it comes to building, our team of experts is beside you every step of the way. First up, you’ll have a pre-construction meeting with your designer and builder to guide you through the building process. Then, before construction begins, you’ll have a home site and pre-construction review to evaluate plans and specifications. Next, when your home reaches the mechanical stage, you’ll have one more formal review.

However, your builder is always available for you, whether via call or in-person meeting. We’re dedicated to your happiness throughout this process.

Benefits of building on your own land

What are some benefits of building on your own lot?

  • Total personalization: No doubt about it, the biggest perk on building on your own lot is the fact that the home will look exactly like you want it to. This is not true – as they must choose from our selections

  • No restrictions: Many neighborhoods have restrictions like total square footage or how the exterior is allowed to look. Some lots are in neighborhoods so we have to abide by their architectural rules

  • Move-in ready: There’s no renovating when your home is created by you from the beginning.

  • Lower maintenance costs: In 2023, Forbes reported that homeowners spend over $14,000 a year in hidden costs related to owning a home. Building a home from scratch keeps these costs at bay for a few years.

  • Potential for increased property value: Every dollar you’ll spend will go towards the features you choose, which allows you to maximize the value of the home.
